R&D and Industrial

Industrial space is more than four walls. One of the challenges is to determine the suitability of the premises for tenant’s intended use, a concern that Landlords typically disclaim. For example, if the tenant intends to store items on racks, it needs assurances that the building sprinklering system will meet local codes based upon the height of the storage system.

Some of Byron’s R&D and Industrial lease projects are described below:

  • Assembly of San Carlos industrial property burdened by inactive Union Pacific railroad spurs, lot line adjustment with neighboring property and sale to current garden supply tenant.
  • Sale of R&D property in North First Street area of San Jose to national residential homebuilder for conversion to multifamily development
  • Court appointed in partnership dissolution to negotiate and document sale of 58,000 square foot R&D building in Mountain View on behalf of disputing partners
  • Sale of 60,000 square foot industrial building in Sunnyvale for conversion to church facilities
  • Leaseback of 69,000 square feet in two industrial properties to Fortune 200 Company as part of purchase and sale of client’s business
